Quantities and Bill of Quantities (BOQ)

The Quantities workspace generates automated material take-offs and a customizable, rate-book-based Bill of Quantities (BOQ) directly from your building model.

Unlike manual spreadsheet estimations that take days and break whenever a wall moves, Jodu recalculates exact lengths, areas, volumes, and material breakdowns automatically on every model change.

What is in the Estimate & BOQ workspace?

The workspace is organized into four tabs:

  1. Overview: A dashboard summary showing priced vs unpriced items, total estimate, and readiness status at a glance.
  2. BOQ (Bill of Quantities): Itemized schedule of works with unit rates (material, labour, and total rates in ₹), quantity takeoffs, subtotals, and GST calculations.
  3. Material statement: Contractor-facing bulk procurement quantities:
    • Cement: Total 50 kg bags required.
    • Sand & Coarse Aggregate: Brass (100 cu ft) volume for masonry, plaster, and RCC.
    • Reinforcement Steel: Total weight in kilograms (kg) and Metric Tonnes (MT).
    • Brickwork & Blocks: Total number of standard modular bricks or AAC blocks.
  4. Measurements & assumptions: Traceable calculation breakdown and configurable costing assumptions (concrete mix ratios, steel density, wastage factors, GST rates, overhead & profit margins).

What building elements are measured?

Construction ItemUnit of MeasurementMeasurement source
Excavation & PCCCubic metres (m³) / BrassColumn footings and plinth trenches
RCC Structural FrameCubic metres (m³) / BrassFootings, columns, plinth beams, floor beams, and slabs
Brick Masonry (230 mm)Cubic metres (m³) / Square metres (m²)External structural wall geometry minus openings
Partition Masonry (115 mm)Square metres (m² / sq ft)Internal room division walls
Internal Plaster (12 mm)Square metres (m² / sq ft)Internal wall and ceiling surface area
External Plaster (15-20 mm)Square metres (m² / sq ft)Exterior building shell surface area
Flooring & TilingSquare metres (m² / sq ft)Room carpet area assigned in Finishes
Skirting (100 mm)Running metres (Rmt / Rft)Room perimeter length minus door openings

How do I price and customize the BOQ?

  1. Open the Estimate workspace from the navigation bar.
  2. Switch to the BOQ tab.
  3. Review the matched rate-book items for each measured construction stage.
  4. To customize a rate, click Edit rate (or + Add rate for unpriced items) on any line item and enter your local contractor rate (split by material and labour, or combined total rate).
  5. Switch to the Measurements & assumptions tab to configure project-wide parameters:
    • Concrete mix: M20 (1:1.5:3), M25 (1:1:2), etc.
    • Wastage factors: E.g. 5% for bricks/tiles, 3% for concrete.
    • Steel assumption: Rule-of-thumb ratios (e.g. 80 kg/m³ for slabs, 130 kg/m³ for beams, 160 kg/m³ for columns) if detailed rebar is unauthored.
    • Taxes & Margins: Works contract GST (typically 18%), contractor overhead & profit (e.g. 10–15%).
  6. Click Save Assumptions — quantities are automatically recalculated. Use the Refresh button in the header to reload data after model changes.

What do the status indicators mean?

  • "X of Y priced" (yellow badge): One or more rate-book rows have no rate entered. Jodu never treats a blank rate as zero-cost work to prevent underquoting.
  • "X of Y priced" (green badge): All or most items have valid rates. Optional finish lines or minor fixtures may still be unpriced.
  • "Ready to issue/share": All required items in the active building model have verified rates and all assumptions are saved.
